What’s the difference between a buyer’s agent and a listing agent?

  • When selling your home, you enter into a contract with a listing agent. Buyers also need to have their own representation. Each agent acts as a fiduciary to their respective clients. 

  • Kentucky law allows for seller’s agency, buyer’s agency, dual agency, designated agency, and transactional agency.  Our firm practices designated agency, so our broker will appoint one of our agents to represent you only;  if the agent on the other side also works for Homepage, the broker will appoint a different agent to represent the other party.  Also as required by law, you will receive several disclosures that explain agency law and our specific offerings.

How much does a buyer’s agent cost? 

  • Generally, if a buyer purchases a home that is listed, the buyer does not pay any commission out of pocket;  rather, the listing agent has already negotiated a cooperating fee through the Multiple Listing Service.  If a buyer happens to purchase a home that is unlisted, the agent may seek a fee from the seller or ask the buyer to pay the commission. (This situation is much less common than a buyer purchasing a listed property with the fee already arranged.)

How much of a down payment do I need to buy a house? 

  • There are several programs and funding options available. Speaking with a lender will help you understand how much money you will need and what you can afford to buy.

Are there any other fees associated with purchasing a home? 

  • Yes, a buyer will generally incur costs for an earnest money deposit, an inspection, an appraisal, certain lender fees, if applicable, closing costs, and pre-paid items, such as taxes and insurance.  Of course, the buyer needs to pay moving costs as well.
